Guest365 vs Longer Lets

Lets assume that you have a 2 bedroom apartment in Manchester that you could rent out for six months or more at £1,200 per calendar month. Now lets assume that with Guest365 you achieved an incredibly modest 80% occupancy and a very conservative estimate of £80 per night.  This would equate to £1,920 per month.  Even after you deduct our fees you would be achieving an additional £528 per month which is 44% more.

Guest365 vs Self Managed

Perhaps you are currently achieving a very solid 70% occupancy on your property and are achieving £70 per night on average.  You would be achieving £1,470 per month.

When you bring us on board with our expertise, operations and technology we may expect to be able to increase the occupancy to 80% and to increase the nightly average to £80.  This would now mean that the property would be achieving £1,920 per month.  Now even when you take into account our fees, you would still be making £220 more per month and you would have handed over all of the stress to us.

Pricing

      Our Management Fee is incredibly competitive.  We handle everything for just 12% of the booking revenue.  This means that you can enjoy our first class service for less that our main competitors.

      We firmly believe in fair and transparent pricing.  Many other companies will charge their percentage on the booking fees and cleaning fees as well which means that you would pay even more.  With Guest365 the management fee is only charged on the booking revenue that you receive.

Frequently Asked Questions

How do I get paid?

Your booking revenue for the month (less our management fee) is paid into your bank account by the 10th of the following month.

Do you screen guests?

Security is our number one priority.  All guests must have verified profiles and our bookings team will ask a set of vetting questions before approving the guests reservation.

Do you provide bed linen and towels?

Yes, we provide premium hotel-quality, high thread count, fresh crisp white linen to each guest along with soft 100% cotton high quality white towels.

What happens about property maintenance?

We have a dedicated team who can take care of the majority of property maintenance tasks.  You can provide us with a maximum spending limit or you can ask us to run all jobs and prices past you first, it’s totally up to you.

Do you provide insurance?

Airbnb offer a Host Guarantee which provides cover up to $1million.  We also have separate insurance in place to offer you total peace of mind.  In the unlikely event of a claim, our team would take care of everything on your behalf.

How do guests access my property?

Travellers love the flexibility of self check in, so we will arrange either a lock box close to the property or a Key Nest which is a local business that holds the keys securely between guests.

Do I have to pay for cleaning?

No, the guest pays a fee for cleaning and linen which is on top of the booking revenue that we generate for you.
